UPDATE: Rezoning Request for Highway 49 Parcel Returns to BOMA Agenda on September 23

The controversial proposal to rezone a 48.5-acre parcel along Highway 49—directly adjacent to Oak Pointe—from Agricultural (AG) to Mixed Use Residential/Commercial (MURC) is officially back on the table.

After being tabled in July with no announced return date, the matter is now scheduled for first reading and vote by the Board of Mayor and Aldermen on Monday, September 23, at 6:00 PM at the PVVFD Fire Station 5 in Coopertown.

What’s at Stake?

The rezoning request, brought forward by a private developer, would enable the construction of a new mixed-use community—potentially featuring commercial spaces and high-density residential units—on land that has long been zoned agricultural. Residents of nearby subdivisions, including Oak Pointe and Windemere, have voiced concerns about traffic, infrastructure capacity, neighborhood compatibility, and transparency in the rezoning process.

Opposition efforts have continued to grow online and offline, with hundreds of comments and petition signatures logged in the weeks since the original tabling.

A Renewed Call for Citizen Participation

The return of the rezoning request signals that this issue is far from settled. In fact, it may prove to be a defining moment in how Coopertown shapes its future growth and zoning integrity. With the first reading now calendared, residents once again have an opportunity to make their voices heard—both in person and in writing.

The Bigger Picture

While proponents of the rezoning cite economic development and long-term tax benefits, critics point to procedural concerns, lack of ratification of the updated growth map, and inconsistencies with surrounding land use. The proposal has become a flashpoint in the ongoing discussion over how Coopertown balances growth with preserving its rural character.

What Comes Next?

The September 23 meeting will include a first reading and potential vote. If approved, a second reading and final vote would follow—along with the possibility of additional public input.

For now, one thing is clear: the battle over this rezoning has resumed, and the community’s continued engagement will be critical in shaping the outcome.
